How can I tour the community?
It’s easy to adventure to Ray at The Weld. Schedule a tour online, call our leasing team, or stop by for a walk-in visit. However you choose to connect, we’ll be excited to show you our apartments in Raleigh, NC and community spaces.
How do I apply for an apartment?
We’re excited to welcome you home! To get started, visit our floor plans page and choose the layout that fits your lifestyle. Next, click ‘Check Availability’ to select your preferred unit and move-in date. From there, hit ‘Lease Now’ to begin your online application. And if you ever need help, our friendly leasing team is just a call away.
What documents do I need to provide during the application process?
To apply for an apartment at Ray at The Weld, you’ll need a valid driver’s license or other government-issued photo ID, along with one of the following: A Social Security number, I-94 Arrival-Departure Record, Permanent Resident Card, Employment Authorization Card, or other approved documentation.
In addition, applicants must show two months of stable, verifiable employment. If you’re not able to provide this documentation, you can still qualify by meeting income, credit, and
What are the income requirements to qualify for an apartment?
At Ray at The Weld, residents need a verifiable income of at least three (3) times the monthly rent after any concessions or incentives. If you do not meet that on your own, you can still qualify with a guarantor who earns at least five (5) times the rent.
What lease terms are currently offered?
Lease terms range from 8 to 15 months, giving you flexibility to choose what works best for your lifestyle.
Can I sublease my apartment?
Subleasing is not available at Ray at The Weld.
Is renter’s insurance required?
Yes. All residents are required to carry renter’s insurance with a minimum of $300,000 liability coverage. You can also meet this requirement through ResidentShield Management, Inc., with a monthly fee added to your rent. For exact pricing, contact our leasing team, who will be happy to provide that information.
How do I renew my lease?
We’re thrilled you’re considering staying! Renewal letters are sent 75 days before your lease ends, outlining your options and terms so you can continue enjoying life at The Holston. Our leasing team is always ready to answer questions and make the process simple.
Does the community offer affordable housing options?
At this time, we do not offer subsidized housing. All applicants are required to meet our standard income and application requirements.
Are there move-in or application fees?
Yes! The application fee is $85 per person, and there is a $300 administrative fee.
Are there services to help with the move-in process?
Absolutely. We use an app called Updater to help residents set up utility accounts, renter’s insurance, and anything else needed before move-in. Our dedicated on-site leasing team is also available to answer any questions and make your move as smooth as possible.
What happens if I need to break my lease?
If you need to break your lease, a buyout fee equal to two months’ rent plus any concessions you received will apply.
How much notice is required before moving out?
We require a 60-day notice if you plan to move out, so we can help make your transition smooth.
What is the process for moving out?
On move-out day, all your belongings should be removed to avoid additional charges. You can schedule a final walkthrough with our leasing staff to review any potential charges. After returning your keys, we’ll process your move-out and any final utility bills. You’ll receive a statement of any remaining fees by email, which must be paid within 30 days to avoid collections.
How long does it typically take to receive the security deposit refund?
Refunds usually take 30 to 60 days and will be sent via check to the address on your application. If you need it sent elsewhere, just let our leasing team know.
Can I tour Ray at The Weld the same day?
Yes! To book a tour, please visit our website to schedule a tour online.
Do you offer self-guided tours at Ray at The Weld?
We currently do not offer self-guided tours, but we are happy to tour you around the property! Not able to make it in person, we have a variety of virtual tours available.
How long does the application approval process take?
The typical approval takes less than 7 business days.
Can I apply for an apartment at Ray at The Weld online?

Do you offer short-term leases or flexible lease options?
We currently offer lease terms from 8 to 15 months, but we are always happy to try to accommodate your lifestyle. Reach out to our leasing team if you are in need of a more flexible lease option.
Fees and Payments
How much is the security deposit, and when is it due?
Your security deposit is based on individual screening results. Using a third-party screening software, deposits typically start at $300 for an accepted application and can go up to two months’ rent if conditionally approved. The deposit is due on or before your move-in day, and our leasing team is happy to guide you through the process.
Are utilities included in the rent?
Utilities are not included in the rent and vary based on personal usage. Electricity is billed through Duke Energy and paid directly to them each month. Water and sewer charges are usually received about 60 days in arrears and are paid through your rental portal.
Which Wi-Fi providers can I use?
Google Fiber is the community’s internet provider.
How can I pay my rent?
Rent can be paid easily through our online resident portal, available on our website. We also offer payments through the Bilt platform, which lets you earn points and rewards while paying your rent.
Are there other monthly fees, such as amenity or technology fees?
Yes, there are a few standard monthly fees: a $15 trash and pest fee, a $70 internet fee, $75 for the first parking space, and $100 for an optional second parking space. Electricity is billed through Duke Energy on your account, and water and sewer are submetered.
Are there move-in specials or leasing incentives available?
Of course! We are always looking to give the best offer to our potential residents. Our current leasing specials can be found on our homepage.
Parking
Is parking available, and is there a fee?
Yes! Each leaseholder is allowed one vehicle in our gated parking garage. The fee is $75 for the first vehicle and $100 for a second vehicle.
Are there any restrictions on overnight guests?
There are no restrictions, so your guests are always welcome.
Are there EV charging stations available?
Yes, we have four EV charging stations on each floor of the garage to make charging easy and convenient.
Is guest parking available at Ray at The Weld?
We do have guest parking available, although it is limited.
Maintenance and Requests
How do I submit maintenance requests for my apartment?
Need something fixed? Just submit a maintenance request through our resident portal, and our team will take care of it.
How quickly are maintenance issues addressed?
We usually respond to standard requests within 24-48 hours. For urgent issues, residents can use the emergency on-call number listed in the ButterflyMX system to get help right away.

How are after-hours maintenance requests handled?

Pets
Do you allow pets?
Yes! We love our furry friends and welcome them as part of your family.
Is there a pet deposit or a monthly pet fee?
Yes, there’s a $400 deposit per pet and a $30 monthly pet fee for each pet.
Are there breed or size restrictions for pets?
For safety, certain breeds are restricted, including Pit Bulls, American Pit Bull/Bull Terrier, American Staffordshire Terrier, Doberman, Rottweiler, Akita, Wolf Hybrid, Chow, and Presa Canario.
What on-site amenities are available for pets?
We have a luxury pet spa and a dog run, so your furry companions have plenty of space to play and stay pampered.
Are there nearby parks or walking areas for pets?
Absolutely! We are located just down the street from Dix Park in Raleigh. They also have a dog park located at: 1800 Umstead Dr., Raleigh, NC 27603.
How many pets are allowed per apartment?
Currently two pets furry friends are allowed per apartment home.

Yes! Every apartment comes with a GE energy-efficient washer and dryer for your convenience.
Is bike storage available on the property?
Absolutely. Bike storage is located near the Pet Spa on the first floor. Storage is free, and access is via your key fob.
Do the apartments have high-speed internet access?
Yes, our building is fully equipped with Google Fiber, so you’ll have fast, reliable internet throughout your apartment.
How does package delivery work?
We make receiving packages easy! Ray at The Weld has a secured room near the lobby for both regular deliveries and cold shipments, so your items stay safe until you pick them up.
Do you offer virtual tours of the apartments?

Are furnished apartments available?
We don’t have furnished apartments, but we’re happy to connect you with Cort, a trusted furniture rental and sales company, to help make your new home move-in ready.

Absolutely! Our homes are equipped with plenty of space for your personal desk set up. Feeling up for a work from home adventure? We have plenty of space to hang on the 8th floor complete with full tables, comfortable lounge seating, and a community TV. Check out the Spark Work Lounge with Collab & Podcast Room, or even come hang out in the lobby and we’ll grab you a snack!
Community and Lifestyle
Are there community events or resident activities?
Yes! Ray at The Weld hosts monthly resident events, fitness classes, and fun activities designed to help you connect with your neighbors. We’ll keep you informed about upcoming events so you can join in whenever it fits your schedule.
Are there quiet hours in the community?
To ensure an enjoyable environment for all, quiet hours are observed from 10 PM to 8 AM.
How do I report a noise complaint?
If you experience a noise issue, you can reach out to our on-site leasing staff, concierge, or security officers for immediate assistance. We’re here to help make your home comfortable.
What is the smoking policy?
We are a non-smoking community. Smoking is not allowed within 25 feet of the building to keep the environment safe and enjoyable for all residents.

How close is the community to Raleigh-Durham International Airport?
Ray at The Weld enjoys easy access to I-40, making the 15 mile commute to RDU under 20 minutes.
Is the community convenient to Research Triangle Park?
Yes! The Holston is in a well-connected location just south of Downtown Raleigh, across from Dorothea Dix Park and between Lake Wheeler and South Saunders Roads. With convenient access to I-40, your commute to RTP is just under 19 miles and around 20 minutes.
What outdoor activities or parks are near the community?
At Ray at The Weld, you’re just minutes away from beautiful green spaces, a daily farmers’ market, and the scenic trails and events at Dorothea Dix Park. Whether you love morning walks, weekend adventures, or simply enjoying nature, you’ll find plenty of ways to get outside while still being close to everything Raleigh has to offer.
Is Ray at The Weld walkable to downtown Raleigh?
Ray at The Weld is approximately 2.2 miles from the center of downtown Raleigh - about a 10 minute drive or 15 minute bike ride. Looking to take a shorter walk? We are within walking distance to Vault Craft Beer, Willow House Coffee, Benchwarmers Bagels, and Campo Taco Co (just to name a few)!

Dorothea Dix Park is just across Lake Wheeler Road from Ray at The Weld.
